HMLR – Registered Sales (HM Land Registry)
The HMLR section provides access to historical property sale prices recorded by HM Land Registry. This information helps establish market context, identify trends, and support professional judgement.
This process is completed in two stages:

Selecting the relevant property sale record.

Reviewing and analysing price paid data.
Stage 1 – Selecting a Property Sale Record
Purpose of this screen
Sale price data is retrieved from HM Land Registry (HMLR) for properties within the subject postcode.
Where properties in the area have sold previously, multiple sale records may be returned.
Your role at this stage is to identify and select the sale record that relates to the subject property, if applicable.
How to use this screen

Review the list of registered sales.

Check key details including:

property number or name,
-
street,
-
sale price,
-
tenure,
-
property type,
-
date of transfer.

Select the record that corresponds to the subject property.
If the property has not been previously sold or no relevant record exists, you can proceed without selecting a sale.
Important notes

Not all properties will have HMLR sale data available.

Some records may be excluded due to HMLR publication rules.

Selection is only required where a relevant sale exists.
Stage 2 – Price Paid Analysis & Review
Purpose of the analysis screen
The Analysis screen presents price paid data for the surrounding area, typically covering recent years. Information is displayed using:

a visual price trend chart,
-
a table of comparable local sales,
-
summary statistics for the postcode.
This allows you to quickly understand market activity in context.

Generative AI summary
The AI Suggestion feature can be used to:

summarise recent sales trends,
-
highlight notable price movements,
-
identify patterns relevant to the subject property.
The AI-generated summary is intended to assist interpretation and should always be reviewed by the surveyor.
Adding professional commentary
You may add your own commentary in the text area provided.
When commentary is added:

it will be included in the final report,
-
only sections with saved commentary will appear in the report,
-
professional responsibility remains with the surveyor.
If no commentary is added, HMLR data will not be included in the report.
