Crime

This screen summarises recorded street-level crime near the property location using data from data.police.uk. It helps provide local-area context for the desktop research report.

Purpose of this screen

The Crime screen shows recorded crime incidents within approximately 1 kilometre of the property over the previous 12 months.

The map displays anonymised incident points, while the summary table shows:

• The total number of recorded crimes
• Crime categories
• The number and proportion of incidents in each category
• The area covered by the data

You can select a crime type in the summary to show or hide that category on the map.

How to use this screen

1. Review the property marker and the 1 kilometre search area.
2. Use the map to understand the general distribution of recorded incidents.
3. Check the total crime count and the breakdown by crime type.
4. Select individual crime categories to filter the incidents shown on the map.
5. Review the suggested report wording in the text box below.
6. Amend the commentary so it is accurate, proportionate and appropriate for the report.
7. Select AI Suggestion for help drafting commentary, where available.
8. Select Update Report to save the approved wording.

Understanding the results

Crime incidents are grouped by recorded crime category and represent reports made within the selected area during the stated 12-month period. The data is useful for providing broad local context, but it should not be treated as a measure of risk to the individual property.

Incident locations are approximate. For privacy reasons, each reported crime is mapped to an anonymised point near its recorded location rather than the precise address. A marker near the property does not mean that an incident occurred at, or was connected with, the property.

Important distinction

The figures are recorded crime counts, not a crime-risk assessment. They do not account for population, footfall, reporting behaviour, local commercial activity or whether incidents are related to residential properties.

This screen only contributes information to the report when commentary is entered and saved. The final wording should remain factual, balanced and based on your professional judgement.

Why this matters

Local crime information can help provide useful context about the surrounding area. Reviewing the overall volume, pattern and types of recorded crime may help identify matters that warrant proportionate comment or further local enquiries, without drawing unsupported conclusions about the property itself.
